Rethinking The Addition Of An Outdoor Kitchen

One of the biggest decorating and remodeling trends in the last ten years, was to add an outdoor kitchen.

 Sounds great, right?  Before you take on a project like this, I have some recommendations.

  1. Decide on how much your budget will be.  Added costs could be running water lines to outdoor sinks and electrical  wiring to outdoor refrigerators and the ability to run appliances.  You do not want to depend on extension cords.
  2. Be realistic on how much you will be using it.  Is this a whim that just sounds great, or do you spend a lot of time outdoors?
  3. Will you enjoy being in the full sun for hours cooking? You may want to consider a covered area to maintain a shield from the sun and this will be an additional cost to the project.
  4. How will the outdoor elements in your locality affect your outdoor kitchen?  Salt water ice and cold can be very harmful on just about anything,
  5. Will there be additional maintenance involved to shut things down and open back up because of weather concerns?  In the North, water lines will have to be drained and turned off.  How will snow and ice accumulation affect stone walls and floors ? Will your appliances be affected by salt water in the air?
  6. Will you be selling your home in the near future or is there the possibility?  If so, your money may be better spent inside the home where you will receive a better return on your investment.
  7. Talk to friends and family to get some input on what they like and don’t like about their outdoor kitchen.  Ask them what they would do differently if they had to do it all over. Their input will help in your decision-making.

Installing an outdoor kitchen can run between $3,000 and $10,000.  Of course this number can run higher if more upgrades are added such as a covered area pictured on the right. 

Depending on the design you choose, the proximity of the home may be an important factor as well.  Even if you love the outdoors, you still have to get items from point A to point B.

After all the review and debate and you favor an outdoor kitchen installation, remember to request estimates from at least three contractors.  You will want to visit some completed sites as well. 

When complete, don’t forget to invite your friends and family to share in your enjoyment !

Anne Hathaway Takes Time For Keuka Lake !

Anne Hathaway the adorable actress know for so many roles in various movies such as “The Princess Diaries”, “Broke Back Mountain” and “The Devil Wears Prada” has been spending the past week trekking around Keuka Lake with her parents that have a home here in Yates County.

Perez Hilton actually disclosed this little get-a-way for Anne on his gossip column.  Anne was spotted in both the Villages of Penn Yan and Hammondsport stopping in various shops.  She was also spotted at a few of the wineries that dot the area around Keuka Lake and at a few of the restaurants such as the Esperanza.   The businesses in the Keuka Lake area were surprised to see their names listed in a gossip column, but most found it quite fun.

This area is not immune to star-studded actors and actresses finding a delightful refuge in the area. In fact there are several celebrities that have second homes on the Finger Lakes, allowing them to escape to a more private and civilized setting.  Since Keuka Lake is less than a 6 hour drive from NYC and an hour flight into the airport from NYC, it makes it a sensible place to get away to for many of the privileged. Stars find that they are able to come and go as they please with minimal fanfare.

Anne comes to the area to visit with her parents, and why not.  Keuka Lake is one of the most beautiful lakes in the Finger Lakes and a favorite of so many with the charming little hamlets and villages that are found around the lake.  Anne we love when you visit the area, so please visit often!

Of course since hearing of Anne Hathaway being in the area, many have their eyes open for the possibility of a sighting.

The Once Again Shop In Penn Yan –

 

I am fortunate to live in a relatively small town just outside of the Village Of Penn Yan in Yates County ( On the North end of Keuka Lake ).  It may be small but the people are large at heart.  This community comes together to assist many underprivileged families through clothing, housing and food.  One of the assets the community offers is “The Once Again Shop” a well-known thrift shop in Penn Yan.  Stroll through the  doors and you walk into a treasure chest.  Everything inside of this building has been donated through the generosity of many.  Browsers can find clothing, furniture, knick-knacks and everything in between all priced quite reasonably.  In fact buyers can fill up a plastic garbage bag with unpriced clothes, all for $5.00.  If the buyer needs linens, then a bag will cost $6.oo.  It has become the shopping place for many in need and the treasure trove for those looking for something they can leave with as a “great find”.

To keep the place running, many ,many volunteers are required.  There are sorters, cashiers, and even those that try to fix some of the items that are dropped off.  There are even administrative volunteers that make sure there are enough volunteers for each day.

The money that is raised is split up between the various churches in the community, so that they can best serve their respective members.

The shop is open from Wednesday through Sat from 10 Am until 4 PM. Saturdays during the summer the shop closes at 1PM.  Items can be dropped off on Mon and Tues preferably and for those donating large items, a phone call is preferred first.   They are always looking for volunteers.

 If you are in the area vacationing and looking for something to do, stop in.  You might be surprised at what you can find. It is also a great place to leave those items you no longer need.  Re-use and re-purpose will allow someone else to gain some enjoyment from those pieces.

Missing Keuka Lake Info On Zillow

Many buyers and sellers have been using the “expertise” of Zillow for the last few years, so much so, that if it is on Zillow, then it must be.

I have previously been a member of the Zillow pro team, allowing me to use more photos on my listings, show up as the real estate pro for my area ( zip codes ) and even write and submit blogs.  I tried the program, actually several times.  I always thought if the other realtors are doing it, I should as well.

Then I started having issues.

  •  Listings that were not mine were showing up as mine.
  •  The listings that were actually mine had the wrong information ( sometimes the same listing would show up several times – all with different info ).  Usually these listings I could correct.
  • Owners of properties would call me up to ask why I had their property listed for sale, and of course I did not.  When I investigated, they usually did show as being for sale and my picture and name would be listed on the same page. Actually no one had the property listed, it just showed up on Zillow that way.
  • One of the times I had a pro membership, I was allowed to receive leads through an 800 number.  I would receive a call and it would start out ” Hello, you are receiving a customer inquiry through Zillow.”  I would answer and the person on the other end would say something like ” Hey how long will it take to get my payday advance? or ” You sent the wrong medical products.”  Completely taken back, I would contact my Zillow rep.  Of course they would turn it over to their tech support.  Needless to say, I do not have a pro account with Zillow anymore, but I still receive the occasional “Hello, this is a customer call from Zillow”, at which point I hang up.

Occasionally I still log into Zillow, to see what they are up to and what is new.  Today I received a phone call from one of my clients stating that a friend of hers saw her house for sale on Zillow for $935,000.  I had to look immediately because her house is listed at $1,099,000.  I could not find it on Zillow for sale.  Eventually I found it, but not for sale and it has two different prices listed as you can see in the photo below, actually three prices, one is not the sellers address ( 453 E Lake Rd $16,000 ) $1.15 mil and $1.16 million.  Both prices for her property are incorrect and it is listed as not being for sale.

So if you are a buyer looking to purchase property on  Keuka Lake, do not expect to see all available listings on Zillow.  If you are a seller, do not get nervous if your house is not listed or listed incorrectly.  For everyone out there in my selling area, please call me if you are looking for a property to purchase on Canandaigua Lake, Keuka Lake, or Seneca Lake.  I will be able to give you information on all properties available for the correct price and with the correct information. 

Zillow is a third-party service that offers real estate information and estimates.  I am sure they do not intentionally give out incorrect information, but I believe it just happens through the various programs they use to compile info.  The other issue affecting Zillow now, is that many of the Multiple Listing Services are not automatically giving Zillow the information any more, but information does show up through agents that are still paying for the Pro service. How they will succeed with just partial and or incorrect information, I am not sure.  But to my clients: Buyer and Seller beware on Zillow !

I have now educated one of my Keuka Lake clients and they in turn have educated  their friends.  It looks like in the future I will need to remind all clients about information obtained on Zillow or any other third-party site.
