Formed in 1956 the Keuka Lake Association has been in the forefront to protect and preserve the lake.   Through the collaboration of many, this group that can be considered a watch dog group, educators about the watershed, and the basis for information about beautiful Keuka Lake.  If you want to know the current water temperature, you can stop by the page and see not just the current temp, but comparable temperatures of the previous 2 yrs graphed in a very readable fashion. You can view pictures of the lake and see information about the lake in a trivia type form.

I recommend that all of my real estate clients invest the few dollars a year to be a member of this organization.  I believe it is currently $30.00 per year.  They do great things to protect the water that we all so enjoy.   So if you care about Keuka Lake and would like to pass on the enjoyment to your family members for years to come, stop by the website of the KLA.

Anyone can sell real estate on Keuka Lake, even though some believe otherwise.  It really is like any other real estate market that deals with lakefront property.  There are no secrets, no special lures and no secret connection to buying or selling.  If you believe that, you really are limiting yourself.   I intend to become the newest number one realtor on Keuka Lake for all of the right reasons.

  • I believe in doing business ethically  – full disclosures – it prevents surprises and deal killers – currently serving on our Real Estate Board (GRAR) ethics and professional standards committee – I will never mislead you b y telling you what you can and cannot do.  This is up to the local governing authorities, not to realtors.  I can suggest how we can put together a contract to protect your interests.

  • Technology –  I continually look for new ways that technology can enhance the real estate experience. Fortunately for my clients, I am also on the technology committee for our local real estate board.
  • Professional photographers -Our high-end buyers and sellers expect to see a house portrayed in its Sunday best, so we utilize professional photographers for all of our high-end listings.  This increases the interest in those listings. 

 

  • Social Media – you have to endure yourself into the various platforms.  We give exposure to homes on Facebook, Twitter, Linked in and Google+.  We engage our followers in the listings and to items of interest in the area through social media platforms.  we then integrate all of these platforms.
  • Blogs – Just as you are reading my blog, so are so many.  The readership on ” The Chair On The Lake” is increasing exponentially.  Even our competitors our reading my blog, what does that tell you ?
  • Integrity and hard work – I will do whatever it takes to seal the deal.  I keep client list so that I can do just that.  I make sure the house is shown, the home inspector is let in, tax records are obtained,  sticks are picked up in the yard, furniture is arranged, services are arranged and so on and so and scooby dooby dooby….
  • Fun – I try to keep it fun , after all you are buying or selling a lakefront home, and that is a fun place to be.

 

  • Getting involved in the local communities – You can find me at various Town meetings when something is on the table relating to lakefront properties, whether it is steep slope laws or maximum foot print coverage. 
  • Cooperation with other brokerages – part of the ethics requirements is cooperation with other brokers, we at Wine Trail Properties exemplify that standard – it is one of the best things we can do for sellers – it allows them the optimum exposure for their property
  • Education –  Continually taking courses as they relate to real estate is very important to me.  That is why I spent the extra time to obtain my RSPS certification.  It addresses second home buyers and various things involved in the transactions, demographics, tax savings and opportunities.  I also attend any watershed seminars available to keep me up to date on watershed issues.

Keuka Lake – Eastside Grill Now Open

 

 

 

 

 

 

 

If you have driven by the intersection of Lake Ave and State Route 14A, you surely have seen signs of life.  Yes, the previous home of the Beverage Baron is now the Eastside Grill and Market ( The Market part will be open soon).  I finally stopped by today between appointments showing homes, partially because I was hungry and because I wanted to introduce the Eastside Grill to my readers. 

They have a nice menu to choose from when it comes to fast foods.  Rochester visitors will like the fact that they have included Red Ossier beef sandwiches to their menu.  Oh my… Kielbasa, and Zweigles add even more local flavor to the menu.

Ken Eveland, the owner was hard at work with  a nice steady lunch-time crowd.  I asked him about a sign and he said ” We have been just so busy,
