Barn Living with Keuka Lake Views


When I first heard that someone lived in this barn, I did not believe what I was hearing or seeing.   Actually when I first saw the barn, the barn doors were open and all you could see were gardening tools and then a very rustic looking door. Even then I could not imagine that there could be living quarters behind that door.  It was such an amazing space.  The shape of the barn successfully disguises the living area, which encompasses mostly the back-end of the barn.The barn has an el on one side and an addition on the other, which creates a nice enclosure.  If you are sitting out on the deck just off of the kitchen, you don’t have the slightest feeling of being in a barn.   From the deck you also gt a nice view of Keuka Lake as well as a garden area and vineyards.  The owners just love their converted barn and are quite happy living inconspicuously.

Canandaigua Lake Market Report

Currently on Canandaigua Lake there are 34 lakefront homes for sale.  The average days on market is 124 days.  Listing amounts range from a high of $2,700,000 to a low of $177,000.

The average listing price is &737,880. 

Two counties cover Canandaigua Lake, thy are Ontario County and Yates County with most of the lake being within the Ontario County border.  The City of Canandaigua sits at the North end of the lake offering many amenities such as shopping, restaurants, marinas and movie theatres.   Main St in Canandaigua ( State Route 332) leads directly to the New York State thruway.  This makes Canandaigua Lake easily accessible to from many cities such as Rochester, Buffalo and Syracuse NY.

Canandaigua Lake is the second most expensive lake in the Finger Lakes after Skaneateles Lake.

Flood Insurance – Who Needs It ?



 Well if you are in the 100 year flood plain area and you plan to mortgage your lakefront, you will have to have flood insurance in order to get your mortgage.  If it is questionable, then an elevation survey will have to be ordered and paid for to determine if the property sits high enough to bypass the mandatory purchase of flood insurance. 

Believe it or not, Congress approves the bill on an almost annual basis  to determine the appropriations for  NFIP – National Flood Insurance Program.  There has been instances in the past where bills have been held up when attached to other items.  When this occurs mortgages requiring flood insurance are put on hold.  Normally Congress approves the bill in one year increments.  However, the National Association of Realtors  is attempting to have the approvals done in five-year increments.

If you pay cash for your lakefront property, flood insurance is optional, but is always a good choice to have.  Since Hurricane Agnes in 1972, there have not been any major flooding events in th Finger Lakes.  There have been a couple of minor flooding issues as you can see in the picture above.  Last Spring, lake levels became very high when the ground would not accept the constant rainfall.  This did cause some washouts as well as some dock damage.  The flooded dock above is located on South Lake Rd, Middlesex NY on Canandaigua Lake Spring of 2011


It still is about the lake, so find the right property, get your flood insurance and enjoy with family and friends.  If you are lucky enough to be on the lake, you are lucky enough !
